November home sales decline in record-breaking year
Last month, 386 homes exchanged hands in the jurisdiction of the London and St. Thomas Association of REALTORS® (LSTAR), including 299 detached homes (down 43.7% from November 2007) and 87 condos (down 29.3%). Year to date, 6,436 detached homes and 1,641 condos have been sold – down 10.2% and 11% respectively compared to the same period in 2007.

Purchasing real estate for investment can be one of the most challenging decisions that can be made by a corporation, institutional investor, partnership, or individual. Financial and regulatory factors, from finding a property consistent with the prospective owner’s investment strategy to financing options and tax considerations, have a profound impact on future fitability. This course provides the knowledge needed to make sound decisions regarding every critical aspect of the acquisition and ownership of commercial investment property. It addresses modern investment concepts such as expected value based on probabilities, real estate exchanges, capital ccumulation as a method for evaluating alternative real estate investments and income partitioning, a technique for valuing each portion of the cash flow by the risk it represents. It thoroughly covers every type of investment real estate-multifamily, office, retail and industrial. Comprehensive case studies place the concepts explored into a real-world perspective.

Facilitated by Bruce Harvey:
Bruce has 22 years experience in Commercial Real Estate sales and management, the majority of which has been focused on the sale of investment property. He has spent the last 17 years as a Senior Instructor in the CCIM program teaching financial analysis, selling skills, and the use of computer programs to generate sensitivity analysis. He is a past winner of the Campbell Trophy given for the CCIM transaction of the year. He won this award for an innovative sale using the financial concepts taught in the CCIM program.
