| The Power of MLS®/REALTOR.caThe Multiple Listing Service® (now called REALTOR.ca) is a co-operative marketing system, exclusive to Members of organized real estate, or REALTORS®, and designed to ensure that for-sale properties receive maximum exposure. Now a sophisticated computer database of properties indexed by price, location, property type, number of bedrooms, amenities, etc., our MLS® was initiated in 1951 as the Co-operative Division. In 1962, the Division was renamed MLS®, and in 1984 the Association’s first in-house computer system was installed. Renamed again in 2008 to REALTOR.ca, it is provided by Filogix and is Internet-based.While most REALTOR.ca sales are residential (approximately 90% of homes sold in Canada are sold through the REALTOR.ca), all types of properties find their way onto the system, including commercial, industrial, vacant land, farms, businesses, multi-family, etc. All properties listed on the London and St. Thomas Association of REALTORS® can be viewed on the Internet on the REALTOR.ca website. The vast majority of those properties may also be viewed on the web sites of those of our Members who participate in our Internet Data Exchange program (this includes most of our Members). Using REALTOR®.ca database, a REALTOR® can search for homes that suit budgets, location preferences and family requirements and quickly put together a short list of suitable properties. This means that when it comes to viewing homes, buyers understand their options and what types of properties the market has to offer them. What’s good for the buyer is also good for the seller. Finding qualified, motivated buyers is the challenge faced by sellers. REALTOR®.ca makes finding those buyers much easier. In addition to facilitating real estate sales, the REALTOR®.ca database provides a comprehensive record of all active, sold and expired listings over time, as well as historical data. This makes it a valuable resource for communities. REALTOR®.ca is a powerful tool. Through your REALTOR®, you can make it work to your advantage! .
